We are delighted and excited for the opportunity to host your stay at Riverscapes Farmhouse Homestay. It is important that you know about our property, facts and house rules before your stay to make this a memorable and enjoyable stay. As you know we are a Homestay there many benefits and authentic experiences like a home as well as few limitations when compared to a resort-hotel. Hence, we request your attention on below facts, rules and information and share it will your family members or group to know what to expect and what not.

  • Total Rooms available are 5 and each suitable for 2 adults and 1 child sharing the parents’ bed. There is not sufficient space for a third bed for extra adult.
  • Out of the 5 rooms; 3 Bedrooms are part of an independent residence interconnected from a common living room and 2 are separate rooms in the outhouse and not interconnected.
  • The Living Room of the 3-bedroom residence has Sofa Set and Option of 4 Extra Beds and is connected to 3 of the rooms part of the private residence.
  • 3 Bedroom Residence has a private Kitchen, major meal preparation is not intended there as our stay package includes meals at our Oottupura homely Kitchen & Dining hall. However, if you wish to stay longer and prepare your own meals, we will allot facilities and supplies at applicable charges.
  • We offer homely local cuisines as part of stay package which is a Set-Menu Buffet and not a multi-cuisine restaurant. However, you may check with us extras and options possible at applicable charges. (BBQ, Snacks, Veg-& Non-Veg Delicacies are offered 1 day prior on-request at extra charges and availability)
  • Stay facilities, Swimming Pool, Garden Lawn, Badminton, Trampoline, Rooftop Recreation Facilities, Caretaker & Housekeeping Staff Accommodation are within the homestay compound from the main entrance gate.
  • Oottupura Dining Hall, Pets, Poultry & Riverside Orchard are part of the farmyard that will be usable from 7 AM – 10:30 PM only. Guard Dogs will be released in this gated farmyard for safety and surveillance as the riverside is isolated from all sides. Riverside fence and gate remain closed as per authorities as it’s not safe for swimming and usable only for fish farming only for the property owners. Trespassing to the farmyard beyond permitted hours is risky and dangerous as biting dogs are released for farm surveillance.
  • As this is a homestay, host family stays within the property. Riverscapes Homestay is located in a serene residential area with villas and apartments in vicinity. Lound noise, DJ Party, late night recreational activities are not permitted as per local rules of the community and Kerala Police.
  • You may bring your own Alcoholic beverages and consume it in your rooms, living rooms or private areas. Drinking in common area and outdoors is strictly restricted and punishable by law if reported by neighbours or other guests / residents.
  • Our homestay has Inverter & Battery Back-up for lights & fans. Heavy appliances like Water Heaters, Air-Condition, Microwave Oven, Electric Kettle etc., do not work on back-up power. However very rare power outages are experienced in the location.

  • Check-in 2 PM, Check-out 12 Noon
  • Valid ID is required at the time of check-in
  • Names of all members, children, age of children is required
  • Homestay Staff & Services: 7 AM – 1030 PM
  • Restaurant Operations: 730 AM – 10 PM
  • Loud Music / DJ Party’s not allowed as per Local Authorities
  • Consumption or service of alcohol is not permitted in common areas / outdoors
  • Riverside farmyard gate closes from 10:30 PM to 6 AM (Guard dogs for safety from riverside)
  • Pool usage hours 6 AM – 11 PM
  • Pool dress is mandatory
  • Shower before pool
  • Kids not permitted without parents or bystanders
  • Food & beverages not allowed in pool side or deck
  • Smoking & Alcohol nor allowed near pool
